James: I work with organisations across Central and Eastern Europe that use BREEAM, helping them understand how it works in practice. That means answering questions, talking through challenges and supporting people to use the framework in a way that maximises the sustainability and efficiency of buildings.

I spend time working with partners in different locations, so part of my role is ensuring BREEAM makes sense both locally and internationally. The principles stay the same, but the way they are applied needs to be practical for where people are working.

James: Before joining BRE, I worked across real estate and finance in business development roles, where supporting partners and building relationships were key. Those roles taught me how important it is to listen first and to be clear and honest in conversations.

hat experience really helps when talking about BREEAM, because people want straightforward answers and support they can rely on.

James: I am motivated by the long-term impact buildings have. Once they are built, they are around for a long time, so the decisions made early on really matter. Being involved in work that helps buildings perform better and have less impact on the environment feels worthwhile.

James: One of the biggest challenges is knowing what to focus on. There is a lot of information out there, and it can be confusing. I try to help by keeping things simple, talking through options and helping people decide what will make the biggest difference. When people understand why they are doing something, it is much easier to follow through.

James: I’ve become more aware of everyday energy use and travel choices. Small changes are easier to stick with, and they add up over time.

James: Start early and ask questions. Tools like BREEAM are there to help guide decisions, but they work best when people understand them and feel confident using them.
