Why conduct a BREEAM-in-Use (BIU) pilot?

Why conduct a BREEAM In Use (BIU) pilot?

A BIU pilot is a structured process of obtaining feedback on in-use asset performance against BIU criteria. The evaluation enables you to estimate what BIU rating your asset will likely achieve, helping you meet your ESG goals. Improved asset performance can deliver better outcomes for your business, tenants, and the planet.

We offer pilot assessments on all existing buildings and building refurbishment projects.

A comprehensive BIU pilot includes:

  • A site visit to record and document asset performance.
  • A desk-based review of existing asset information and asset retrofit plans.
  • Reporting estimated BIU ratings against different intervention scenarios for improvement you may wish to consider.

What benefits and value does BRE specifically deliver?

What benefits and value does BRE specifically deliver?

Using BRE’s Strategic Advisory team to perform your BIU pilot can lead to a huge range of potential benefits. These include:

  • Improved building performance
    • By assessing asset performance, our pilot process identifies performance gaps leading to a better understanding of what measures can be taken to improve the likely BIU rating for the asset, while improving the asset value.  This learning can be shared across the rest of your portfolio.
  • Third party view
    • This is an opportunity for a third-party inspection of your asset to understand where extra maintenance and/or improvement activities can be undertaken.
  • Improved sustainable and operational efficiency
    • Clients can focus on opportunities for improving sustainability whilst also reducing expenditure incurred associated with the ownership and operation of the asset (e.g. maintenance, energy, water)
  • Being BREEAM certification ready
    • Understanding where you can improve an asset to achieve BIU credits and have all your evidence ready for when you decide to go for full certification.
