Pre-Demolition Audit & and Pre-Refurbishment Audit

page description
Use BRE's bespoke service for Pre-Demolition (PDA) and Pre-Refurbishment Audits (PRA) to realise significant sustainability benefits for your project and support a circular economy.
What is a PDA/PRA and why should you conduct one?

What is a PDA/PRA and why should you conduct one?

Pre-demolition and pre-refurbishment audits identify which products and materials can be reused or recycled prior to demolition or major refurbishment. This enables clients to guarantee best practice in resource efficiency throughout their projects, minimising waste and saving costs. The data gathered can support compliance with planning regulations (including GLA and London Plan requirements) and meet credit requirements within BREEAM assessments.

Our PDA/PRA process:

  • A comprehensive site survey is conducted to capture data on the type, quantity, condition, and quality of materials that are proposed for demolition/strip-out.
  • Desk-based analysis is carried out to quantify and categorise materials.
  • An audit report is prepared which details findings and guidance.
What benefits and value does BRE specifically deliver?

What benefits and value does BRE specifically deliver?

Pre-demolition and pre-refurbishment audits help projects to:

  • Reduce waste leaving the site.
  • Maximise materials for reuse and recycling.
  • Provide technical advice on recycling of material on site.
  • Minimise materials going to landfill.
  • Advise on appropriate targets for demolition waste.
  • Facilitate better links and communication with key supply chain partners.
  • Save costs in disposal, transport and landfill costs; and
  • Gain recognition through high profile environmental credentials such as BREEAM

Extensive knowledge & experience

  • Choosing BRE for your pre-demolition audit means choosing an industry leader in waste management and circular economy, with a dedicated team of material specialists in areas such as concrete and timber. BRE brings a vast portfolio of experience gained from delivering a range of pre-demolition and pre-refurbishment audits, waste audits and waste minimisation projects.

Driving the industry

  • BRE authored the Code of Practice for Pre-demolition audits, the guidance used by industry to conduct audits. Our expert knowledge in developing the code allows us to add value for our PDA clients and improve the quality and impact of our audits. Alongside this we offer training courses in circular economy principles to help maintain a high standard of knowledge and awareness across the industry.

Innovative technologies

  • BRE are active in the development of innovative solutions for surveying and waste management. This includes cutting edge technology such as Point Cloud scanning and 3D modelling to quantify materials and components arising from demolition and refurbishment projects.

  • Data can be collected using BRE’s SmartWaste tool, an all-in-one platform for management of carbon, waste, materials, and energy. SmartWaste captures actual waste reuse and recycling data, and measures performance to support project targets and compliance with sustainability standards, such as BREEAM construction waste benchmarks.

The BRE Pre-Demolition Audit has really influenced how we will incorporate sustainability into the project, both in terms of the materials we use and the proposed design of the garden. The proposal for the new garden has been guided by the creative re-use of demolition materials, such as crushed concrete, brick and steelwork, as part of a circular economy approach to minimise waste, pollution and environmental impact.
