NABERS UK awards first Design for Performance 5.5 Star Target rating to Quadrum Global’s London office redevelopment
NABERS UK, a collaboration between NABERS Australia and the Better Buildings Partnership, along with scheme administrator the Building Research Establishment (BRE), has awarded the first design-reviewed target rating of 5.5 stars to the redevelopment of 11 Belgrave Road by Quadrum Global.
What is Design for Performance?
The energy efficiency programme Design for Performance enables asset owners, operators and managers to ensure the energy consumption of their projects deliver against their design intent and overcome the well-evidenced performance gap between design and operation. This is achieved by requiring project teams to target a NABERS UK Energy rating during the project design and verify it once the building is operational through the NABERS UK Energy for Offices rating scheme.
About the project
11 Belgrave Road will transform the existing site into 108,000 sq. ft of net zero carbon office accommodation designed by Eric Parry Architects and landscape architects Gillespies, it includes 14,000 sq. ft of communal spaces and best-in-class facilities, including exceptional green space that will be seamlessly woven throughout. There is a 2,600 sq ft private garden at ground floor as well as spacious indoor and outdoor amenity spaces, plus a rooftop platform offering 360-degree views over London. Construction is underway by BAM with completion due in Q4 of 2023.
The scheme meets the highest sustainability and wellbeing credentials, taking its place as one of the capital’s most sustainable office building designs. Led by engineering consultancy Max Fordham, it has been designed to be net zero carbon in both construction and operation, surpassing the RIBA 2030 Climate Challenge target by 38%. Max Fordham have also led the NABERS process and the WiredScore Platinum and SmartScore Platinum targets, while environmental consultant Delta Green has advised on a design stage BREEAM ‘Outstanding’ rating and Ekkist on WELL Platinum.
Ilyas Aslam, Chief Operating Officer at Quadrum, said: “Designing the redevelopment of 11 Belgrave Road has been an exciting opportunity to deliver a ground-breaking landmark office building for the next generation of occupier, focused on the highest ESG standards in an exceptional location and with wellbeing at its heart. By investing the time and effort to pre-certify its credentials, including NABERS UK, we can demonstrate real value rather than intention.”
Jen Dudley, Senior Product Manager at BRE said: “Congratulations to 11 Belgrave Road for becoming the first building in the UK to achieve a 5.5 star Design Review Target Rating. This is a fantastic achievement for the Design for Performance Scheme and we hope to see many more buildings committing to improve the operational performance of their building in-use and ultimately address the UK’s performance gap.”
